Cadastral vs Topographic Survey: What's the Difference and Which Do You Need?

These two survey types are the most commonly confused, and the most commonly needed together.

Cadastral (boundary) survey answers the question: "Where exactly does my land start and end, legally?" It re-establishes or confirms property boundaries using licensed survey methods, and produces a certified beacon certificate accepted by land registries. You need this for buying/selling land, resolving boundary disputes, or subdividing a parcel.

Topographic survey answers a different question: "What does the ground look like within my land?" It maps contours, elevation, existing structures, and natural features (regardless of legal ownership lines) and produces the base drawing that architects and engineers design on.

Why you often need both: before designing a building, an architect needs the topographic detail to plan foundations, drainage, and levels, but they also need to know exactly where the legal boundary sits so the structure doesn't encroach on a neighbouring parcel or a road reserve. Skipping either step is a common source of costly design changes or legal disputes later.

Quick rule of thumb: if the question is about ownership, boundaries, or title, you need a cadastral survey. If the question is about designing something on the land, you need a topographic survey, and very often, both.
